The mandate

Quarterly.
Digital.
Mandatory.

Making Tax Digital for Income Tax is here, and the line keeps moving down. Qualifying income is your rent and self-employment income before expenses.

  1. 6 April 2026In force
    £50,000

Landlords and sole traders with qualifying income over £50,000 keep digital records and send HMRC an update every quarter.

  2. 6 April 2027Next
    £30,000

The threshold drops. Hundreds of thousands more landlords and sole traders are brought in.

  3. 6 April 2028After that
    £20,000

It drops again. If your income is anywhere near this line, it is worth getting set up early.

No penalty points for late quarterly updates in 2026-27. Your first tax return under Making Tax Digital is due by 31 January 2028.

hello@donelabs.co.uk
What is Making Tax Digital and does it affect me?
Making Tax Digital is HMRC's programme to move the UK tax system entirely online. It currently covers two mandates. MTD for Income Tax applies to sole traders and landlords earning over £50,000 from April 2026, dropping to £30,000 in April 2027 and £20,000 in April 2028. MTD for VAT applies to all VAT-registered businesses. If either of these applies to you, compliant software is required by law.
Which DoneLabs product is right for me?
DoneTax is for landlords with residential property income. DoneSE is for sole traders and self-employed. DoneVAT is for VAT-registered businesses. DoneTax+ is exclusively for accountants and tax agents managing multiple clients; taxpayers never use it themselves. If you have both property and self-employment income, you need both DoneTax and DoneSE, and each one reports its own income source to HMRC separately.
How does the HMRC connection actually work?
Every DoneLabs product connects directly to HMRC's official MTD APIs via OAuth 2.0, the same secure authorisation standard banks use. You grant permission once, and each product sends your submissions straight to HMRC. There are no workarounds, no bridging software, no third-party intermediaries, and no manual form filling.
Is my financial data safe?
Yes. Connections are encrypted in transit, your HMRC access is encrypted with AES-256-GCM, and databases are encrypted at rest. DoneLabs Ltd is ICO registered (ICO-0001353294), UK GDPR compliant, and incorporated in the UK. Your data is never sold and never used for marketing or profiling. It is processed only by the infrastructure providers that run the service, each named in the product's privacy policy, and you can export or permanently delete it at any time.
What are the quarterly submission deadlines?
Under MTD for Income Tax you must submit four quarterly updates per tax year. The standard quarterly periods end on 5 July, 5 October, 5 January, and 5 April. Each update is due by the 7th of the month after the period ends. VAT returns are submitted quarterly or monthly depending on your VAT scheme. Each DoneLabs product shows your next deadline on its dashboard, so nothing arrives as a surprise.
Can I use DoneLabs alongside my accountant?
Yes. If your accountant uses DoneTax+, they invite you by your National Insurance number and you accept the invitation. Each quarter you send your figures to their dashboard. They review them and, once you have authorised them with HMRC, file on your behalf. No spreadsheets emailed back and forth, no manual re-entry. If your accountant does not use DoneTax+ yet, you can file directly yourself or ask them to get in touch.
I am VAT registered. What does MTD for VAT require?
MTD for VAT requires you to keep digital records and submit your VAT returns using compatible software. DoneVAT keeps your sales and purchases as you go, helps you categorise them, calculates your nine-box VAT return, and submits it directly to HMRC. No spreadsheets, no bridging software.
What happens if I miss a submission?
For 2026-27, HMRC is not giving penalty points for late quarterly Income Tax updates, and your tax return for that year is due by 31 January 2028. For VAT, HMRC's points-based penalties apply: four points for quarterly filers bring a £200 penalty. Every DoneLabs product shows your next deadline, and nothing goes to HMRC until you submit.
Do I still need to file a Self Assessment return?
Yes. Under MTD for Income Tax you still submit a tax return after the tax year ends, through your MTD software, in place of the traditional Self Assessment return. The four quarterly updates throughout the year feed into it. DoneTax handles both your quarterly updates and your year-end return, so your figures are already structured correctly when the tax year closes.
How is DoneLabs different from other MTD software?
DoneLabs builds software for Making Tax Digital and nothing else. Four focused products covering every current MTD mandate: Income Tax for property, Income Tax for the self-employed, VAT, and a dedicated agent platform, all connected through the same ecosystem. No bloat, no bridging tools, and nothing you need an accounting background to use.
What is the best MTD software for landlords?
DoneTax is built specifically for UK landlords with residential property income. It lets you log rent and property expenses as you go, categorise them, and submit each quarterly update to HMRC when you are ready. If you have an accountant, DoneTax connects directly to DoneTax+ so your quarterly figures reach them without spreadsheets or email.
Do I need MTD software if I already use an accountant?
Yes. Compliant software is required regardless of whether you use an accountant. The difference is who does the filing. If your accountant uses DoneTax+, you use DoneTax or DoneSE to track your income and expenses, and you send your figures to your accountant each quarter. They review and file on your behalf direct to HMRC. If your accountant does not yet use DoneTax+, you can file directly yourself.
When will DoneLabs products be available?
DoneTax and DoneSE are listed on the GOV.UK software finder and are in early access ahead of public launch. DoneVAT and DoneTax+ follow. Each product's own site takes early-access requests.
